Let’s face it – choosing the right community to live in is one of the hardest decisions to make.
Many factors contribute to this decision, especially when you have a family. But it can be even harder when you’re not in the area or don’t live there.
Some of the many things considered are; What are the schools like? How is the commute to work? What kind of people live in the neighborhood? Is it safe? Do I need to have a car? Where are the closest shopping centers?
This is why I’ve created this post for those who are unfamiliar with Lake Manassas Gated Community and would like to learn more about it.
I leverage my experience and knowledge about the neighborhood, so I can help you decide if the Lake Manassas Community is the perfect fit for you and your family.
I always try to put myself in my client’s shoes, so I could feel and envision what they’re going through. This is why I provide you with my opinion and include Pros and Cons about the Lake Manassas Gated Community.
There is no right or wrong answer, but I’ve lived in the Gainesville area for a while and actively work in these neighborhoods and over time have gained unique insights and experience that I’d like to share with you.

Now, with that out of the way, let’s get to the good stuff…
Famous For its Unique Homes
Lake Manassas Gated Community is one of the most sought golf course communities in Northern Virginia and honestly, my personal favorite community in the Gainesville area.
I love the fact that each house at Lake Manassas Gated Community looks different. While the overall appearance is one of elegant individuality, occasionally the contrasting styles elicit raised eyebrows.
A homey Cape Cod with a wide welcoming porch is right next to a striking stone house reminiscent of a mini-castle, which is what makes this community STAND OUT.
I like driving through this community and enjoy the different model of homes because it never gets boring.
However, this characteristic will make or break it for many. In Lake Manassas Gated Community moderation does not exist – all the homes are impeccably beautiful in their unique own way. So if you’re a person who likes a community with uniform homes, this community might not be your cup of tea.
Below are two models to show you the uniqueness of homes at Lake Manassas gated community:
The Gates Give Residents Peace of Mind
Although many communities are gated, not all are secure….
However, the guards at Lake Manassas Gated Community don’t mind if there are 7 cars waiting behind you, if they don’t receive full identification or confirmation by the visitor or owner, you’d most likely need to make an embarrassing U-turn and head out.
These are all things I’ve seen take place. At the end of the day, knowing that your community is regulated in this manner gives all residents the peace of mind they expect.
Being inside of the gate features both 24 hrs. surveillance along with security guards. This all makes Lake Manassas Gated Community even more secure than few other neighborhoods in the Gainesville area.
There are 2 lanes prior to entering the gate, one for residents, and one for visitors. For visitors, the guards will either verify to see if the owner has called them ahead, or will ask for the exact address you’re going to and will make a note of it. Unless you’re a frequent visitor, you will be asked to provide your driver’s license, and the address you’re going to each time of visit.
Close to Major Routes And Highways
Lake Manassas Gated Community is just off Route 29 and only 3 miles to I-66 (approx. 30 miles away from Washington D.C.).
What I’ve noticed is that in some gated communities it takes FOREVER to enter, and exit due to the number of stop signs, or pedestrians crossing, especially if you’re always on the go.
However, in Lake Manassas gated community, you’ll find that there are walking paths, and people are actually walking on them, there are bike trails, and people are biking on them.
Entering into the gated community there are maybe a few stop signs obviously, but you’re not constantly looking over your shoulder to see if there are kids riding their bikes in the street.
Golf cars are strictly ON THE GOLF COURSE. This is HUGE. Do you know how distracting it is to see a golf car driving by you when you’re sitting in your car driving? It’s entertaining, and you want to stare, but as the driver – that’s not safe.
I LOVE how in the Lake Manassas Gated Community they don’t allow golf cars on the main roads. They have a small road which leads to the golf course, and there you can ride around in your golf cars as much as you want.
In a nutshell, I like the overall flow of the neighborhood, and how you can conveniently come and go without delays.
However, there might be one potential downside which impacts mostly commuters. If you commute during rush hour, on your way back– you may get stuck on route 29 right off the exit where the light is which may add an extra 5-10 minutes on your commute. But overall commuting to work from Gainesville is not the most pleasing thing you’ll experience here.
Diversity is KING in Lake Manassas Gated Community
As I mentioned earlier, Lake Manassas Gated Community was developed in the early 2000’s, therefore the community is well established, and more mature.
I don’t see as many toddlers and children under the age of 5 within the community. Vs. Other Communities.
I see more kids that are 8 years or older. Another thing I’ve noticed over time visiting Lake Manassas Gated Community is that the neighbors respect each other’s space and privacy. Whereas in some other communities you’ll see that the neighbors are constantly chatting up a storm. But Lake Manassas it appears that everyone minds their own business, which is nice.
There’s a such a wide range of people who live in the community that it’s hard for me to narrow it down. There’s lots of diversity going on, rather than a community where you find young families with small children.
With the community being so unique and attractive, it attracts a wide variety of different people from all areas of the world.
Buying Homes in Lake Manassas Gated Community Can be Expensive
The average sales price for homes in Lake Manassas Gated Community is anywhere between $650k – $725k and the average days on the market is around 30 days, sometimes more or less depending on how well the home shows, condition, and upgrades.
You’ll also notice in my YouTube video, as I tour Lake Manassas Gated Community that certain streets have larger lots, and some have average size lots, which is also, of course, factored into the sales price of the home. If you want your backyard facing the golf course, then most likely you’ll be at the low $800k range vs. the same size home on an average lot would be around $675k.
In some parts of the gated community, you’ll also notice that some homes have larger backyards or a larger front yard. But one thing that 90% of the homes at Lake Manassas Gated Community have in common is that they have long driveways. Which is quite uncommon for single family homes in this area.
My opinion: I believe in Lake Manassas Gated Community you’d be getting the “biggest bang of your buck”, and my logic behind that is because I feel like Lake Manassas Gated Community has the “Whole Package.”
The neighborhood is mature and well established vs. Dominion Valley Country Club where they’re still building and is a newer community, but keep in mind the different variables involved here.
Dominion Valley Country Club is a Toll Brothers community ONLY – Lake Manassas Gated Community features custom built homes.
Let there not be a misunderstanding, in Dominion Valley there certainly are areas where you can even have a 3-4 car garage and have homes well over $1 million, but then there are different fees involved, that add up.
By “Mature and Established Community”, I mean that with the community being nearly 20 years old, it’s so well kept, that it doesn’t look any different than the new construction communities.
The landscaping has the mature trees, and I must chime in and say that with all the times I’ve been in and out of the community have yet to see a home with a non-attractive curb appeal.
You can tell the homeowners who live in Lake Manassas Gated Community love and cherish their homes and their communities. Everyone’s curb appeal is on point, along with front and backyard lawns and shrubs.
A Community Not ONLY For Golfers
One of the many advantages of living in this gated community is that there’s no “Buy-in Fee”, which I think is a huge plus.
Many gated communities have a one time buy in fee and require each buyer to pay a one-time membership fee in order to take advantage of all the amenities. But in Lake Manassas Gated Community, you’ll notice that the amenities are available to all residents, which is also a huge cost that you could be saving.
There are some who don’t play golf but enjoy to watch golf, or simply want to have the view of a golf course from their backyard. That’s definitely one of the “Pros” in my opinion, that not every resident has to pay for the golf course and amenities.
The only membership you’d need to pay for is if you’re interested in taking advantage of the Stonewall Golf Course.
FYI, The fees include full access to golf cars as well and apply to Residents and Non-Residents.
Lake Manassas gated community also hosts fun activities and events year-round such as featuring different local craft brewing companies and include different refreshments as well. For example, there’s a golf and beer tasting event.
Excellent Schools Are Assigned to Lake Manassas Gated Community
8/10 is the average GreatSchools rating for schools assigned to the Lake Manassas Community with Patriot Highschool among the TOP 3% in the country. Patriot Highschool which has a terrific academic program. Other schools assigned to Lake Manassas Gated Community are: Buckland Mills (Elementary) and Ronald Wilson Reagon (Jr. High).
The Lake Manassas Academy is a private early learning center that provides exceptional care and academically-focused education to children ages 6-weeks to 12 years old…
Overall, as a parent, you can be very happy with the great schools assigned to this community.
Nearby Shopping Center Within Walking Distance
There is also easy access to Stonewall Shops, home to Wegmans, from the back of the shopping center without ever exiting the community.
Some of the key retailers at Stonewall Shopping Center are Staples, Dick’s Sporting Goods, Ross, Bed Bath & Beyond, Michael’s, and Wegmans.
Some Restaurants include The Bone, Dunkin Donuts, Bertucci’s, Moe’s southwest grill, jersey mikes subs, tropical smoothie café, and much more.

Finding Comps to Determine Property Value Can be Difficult
Honestly, I really had to think hard about this one because there just aren’t many negative things I could say about Lake Manassas Gated Community.
Perhaps because it’s my personal favorite? Maybe!
I feel like once you drive through the community, or watch my community tour, you’re either going to love it or hate it. Which I fully understand. It’s definitely not everyone’s cup of tea.
That’s why I like to include as much feedback as I possibly can to help those who are unfamiliar with the area so that you can understand from a different perspective.
But going back to the only negative thing I could think of for Lake Manassas Gated Community would be that due to the difference in homes, I feel like finding decent comps would be difficult and determining a property value can be challenging.
The reason I say that is because of the homes being custom built, and different, it’s rare to find a home that sold in the last year for you to compare your current home to in the case of resale. Which is why many people hire a licensed appraisal, to get a more detailed and accurate estimate in solution to that.
11.Last But Not Least…
I would say this is more of a little “Fun Fact“, you’ll notice so many people who leave Lake Manassas, end up buying again in Lake Manassas Gated Community.
Or they sell their current home in this community and buy a different home in the Lake Manassas community. A few months ago for my listing, we sold It to the guy who sold his house across the street a couple months before.
He was trying to think of what area he wanted to live in, and after a few months of searching, he came back and said, “There’s no other place I’d want to live.” I thought that was really meaningful, and apparently is a trend for the community.
You’ll see all the neighbors go to the open houses, in search of finding their friends or family a home within the gate. So I think that’s also really interesting and wanted to point that out.
